Home Sale Contingency ProgramOne of the distinct advantages of purchasing a new home from Homes on Parade is our comprehensive Home Sale Contingency Program which offers peace of mind to our new home buyers who own an existing home which they need or want to sell before settling on their new Homes on Parade home. An initial deposit (amount varies by community) is required to begin the process. This good faith deposit and signed agreement allows buyers to market their existing home, comfortable in the knowledge that they have locked in a price for 90 days, secured the homesite of their choice, and been able to take advantage of any incentives offered at the time of the deposit. (The price "lock-in" period will not be less than 3 months; incentives are locked in ad infinitum.) The home-sale contingent buyer may be "bumped" from the selected homesite at any time by a non-contingent buyer. Should this occur, the contingent buyer will be given a 48-hour right of refusal with the following options:
Home-sale contingent buyers can request return of their initial investment (less a $1000 cancellation fee) up until the attorney review period has expired (seven days after the Agreement of Sale has been executed). How it Works:After entering into an Executory Agreement of Sale with a Home Sale Contingency with a deposit (amount varies by community), the contingent buyer must obtain three Competitive Market Analyses from local Realtors to determine the value of the existing home. They then list that home for sale with one of the Realtors for an average of the three values, give or take 3%. Homes on Parade will begin construction of the new home after the home sale contingency clause is waived and the buyer presents a written mortgage commitment, pays the balance of the deposit and completes selections for the home. At that time, buyers should plan for delivery of their new home in approximately 150 days from permit approval to begin construction on an improved property.
